Home Remodeling in Delray Beach

Five historic districts and a downtown that people actually walk. Here the preservation board is part of the schedule, and we plan for it.

Five Historic Districts, One Extra Approval

Delray Beach protects more of its early architecture than its neighbours do. Old School Square, the Marina Historic District, Nassau Street, Del-Ida Park and Swinton Avenue are designated districts, and there are individually designated properties scattered outside them as well.

Old School Square alone contains one hundred and seventy-six structures, over a hundred of them at least fifty years old. If your house is one of them, exterior changes go to the Historic Preservation Board for a Certificate of Appropriateness before the city will issue a building permit.

That board is not there to say no. It exists so that one owner's aluminium window does not degrade the street everyone else paid to live on. What it needs is a submittal that respects the district — and produced properly, most projects clear it.

Permits and Preservation Review in Delray Beach

Two approvals on historic properties, one on everything else.

Certificate of Appropriateness

Required for exterior renovation inside a designated district. The review guards against work that would erode the historic character of the street, and it comes before the building permit rather than alongside it.

Interiors Are Usually Free

Preservation review governs what the street sees. A kitchen, a bathroom or a systems replacement inside a historic house normally needs only the standard building permit — which is why a lot of ambitious interior work happens quietly behind protected facades.

Palm Beach County, Not the HVHZ

Delray Beach is outside the High-Velocity Hurricane Zone, which under the Florida Building Code covers only Broward and Miami-Dade. Glazing here is documented through Florida Product Approval, and the coastal side sits in the wind-borne debris region.

Impact Glass in a Historic Facade

The two requirements meet at the window. The unit has to satisfy the wind-borne debris requirement and still read correctly to the preservation board — right profile, right sightline, right operation. It narrows the catalogue and it is entirely solvable.

What Delray Beach Owners Say

The specific ones — what went right, what got fixed, and how long it took.

We are in Del-Ida Park and had been told the porch could not be touched. Bronze went to the board with drawings that kept the original profile and it passed with one condition. The house looks like it always did, which was the point.
Carolyn F. Whole home · Del-Ida Park
Four stars. The interior work was excellent and on schedule. The exterior approval took a cycle longer than we hoped, though they had told us at the start it might, so I cannot really call it a surprise.

Questions from Delray Beach Owners

There are five designated districts plus individually designated properties outside them, so it comes down to the address. We confirm the designation before quoting, because it changes both the drawings and the calendar.

Yes, and it is usually straightforward. Preservation review governs the exterior — what the street sees. Interior work generally needs only the standard building permit.

Not usually. The board is concerned with profile, sightline and operation rather than with the original glass itself, so an impact-rated unit that matches the look is normally acceptable. We bring the product data to the review instead of arguing in the abstract.

No. Delray Beach is in Palm Beach County, outside the High-Velocity Hurricane Zone that covers Broward and Miami-Dade. Product approval here runs through Florida Product Approval, and the coastal side is in the wind-borne debris region.
