El Cid, Flamingo Park and Grandview Heights are streets of nineteen-twenties and thirties houses — Mission, Mediterranean Revival and frame vernacular, with the construction methods of their period still inside the walls. Ten minutes east, downtown is condominium towers built after 2000.

The bungalow job is an archaeology job. Original wiring, galvanised supply lines that have been closing up for eighty years, plaster over lath, and a floor plan built for a household that does not exist any more. The tower job is a logistics job: a board, a service elevator, work hours and a riser you cannot move.

We quote them differently because they are not the same trade. The failure mode in this city is a contractor who prices a 1926 house off a 2015 spreadsheet and then discovers the plumbing.
