There Is a Line on Your Survey That Outranks the Town

Jupiter has two waterfronts — the Atlantic on one side and the Loxahatchee River winding through the rest of it. On the ocean side, the state draws a Coastal Construction Control Line, and on properties seaward of it the Florida Department of Environmental Protection has jurisdiction over what may be built.

That line defines the part of the beach and dune system subject to severe fluctuation in a hundred-year storm, and it establishes the landward limit of the state's authority. It is not a town rule and the town cannot waive it. A CCCL permit runs on its own timeline, and it can add months to a project that touches the wrong side of it.

So the first thing we do on a coastal property here is read the survey. Not the finishes, not the layout — the survey. An addition, a pool deck or even a structural alteration on the seaward side is a completely different project from the same work forty feet inland.

Permits and Coastal Review in Jupiter

The Town of Jupiter issues the permit. On the water, the state may be involved first.

The Coastal Construction Control Line

The CCCL programme regulates structures and activities that can cause beach erosion, destabilise dunes or interfere with public access. Seaward of the line, state review comes before the town's, and it belongs at the very front of the schedule.

River Frontage Has Its Own Rules

The Loxahatchee is a designated waterway and work near it carries setback and environmental considerations that a dry inland lot never encounters. Docks, seawalls and anything affecting the bank sit under separate review.

Palm Beach County, Outside the HVHZ

The High-Velocity Hurricane Zone covers Broward and Miami-Dade only. Jupiter sits in Palm Beach County within the wind-borne debris region, and glazing is documented through Florida Product Approval.

Estate Properties Mean Longer Lead Times

Much of the residential work here is on larger properties with custom specification. Millwork, stone and glazing on that scale are lead-time items, not stock items, and the schedule has to be built backwards from them.
