The Same City, Four Different Buildings

A 1925 bungalow in Shenandoah, a 1960s CBS house in the Roads, a 1990s townhouse off Coral Way and a 2018 tower in Edgewater all carry a City of Miami address. Almost nothing else about the job is the same.

The bungalow has wood-lath plaster, a cast-iron waste stack and no slab to core. The tower has a board, a service elevator with a booking sheet, and a plumbing riser you are not allowed to touch. One is a demolition problem, the other is a logistics problem, and pricing them off the same square-foot number is how contractors end up asking for more money in week six.

We walk the property before we quote, open one wall if the owner allows it, and put the age of what is behind that wall in the scope in writing.

Permits and Approvals in Miami

The City of Miami runs its own building department and its own zoning code. Here is what that means for a residential remodel.

Miami 21 Is a Form-Based Code

The city does not use conventional Euclidean zoning. Miami 21 regulates by transect — building form, setbacks and height by zone character. It matters the moment a remodel becomes an addition, because what you may add is decided by your transect, not by a lot-coverage percentage.

HVHZ Product Approval

Miami sits inside the High-Velocity Hurricane Zone, which under the Florida Building Code covers Miami-Dade and Broward counties only. Every window, door, skylight and roof assembly needs a Miami-Dade Notice of Acceptance, and the NOA number goes on the permit drawings before anything is ordered.

Two Reviews on Older Homes

In the historic districts and on individually designated properties, exterior work goes past preservation review before the building department will issue. We assemble that submittal as part of the scope instead of discovering it after demolition.

Owner-Builder Is Rarely Worth It

Owners may pull their own permit on a homesteaded property, but it moves the liability, the inspection scheduling and the lien exposure onto them. We pull the permit under our license and the inspection record stays in our name.

It limits form, not ambition. Your transect sets setbacks, height and how much of the lot the building may occupy. We pull the zoning information for your address before design starts, so the drawings we produce are drawings the city can actually approve.

If you move plumbing, alter electrical circuits, or change anything structural, yes. Cosmetic replacement in the same footprint sometimes does not. We tell you which one you have at the walkthrough, in writing, and we do not quietly skip a permit to look cheaper.

It varies with scope and with how complete the submittal is. Most of the delay we see in this city is not the reviewer — it is drawings that go in missing a product approval or a signed structural sheet, then wait for a correction cycle. We submit complete.

Our published starting figures are in the cost guide. In the City of Miami the number moves most with the age of the house — a 1920s property with original plumbing and knob-and-tube carries work a 2015 build simply does not have.
