Two Approvals, Not One

Almost every property in Pembroke Pines sits under a homeowners association or a condominium association. Century Village alone runs to more than seven thousand seven hundred units across some seven hundred and seventy acres, and Pembroke Falls, Walnut Creek and the rest each carry their own architectural review.

The rule that catches people is simple and absolute: HOA approval does not replace a city permit, and a city permit does not override HOA rules. They are two separate approvals, they run on different calendars, and a job can be perfectly legal with the city and still be stopped by the association at the gate.

We file both. In parallel where the association allows it, in sequence where it does not — and we tell you which one you have before you sign a start date.

Association Review and City Permits

The City of Pembroke Pines issues the permit. Your association decides what may be built.

Architectural Review Board

Most communities here require submitted drawings, material and colour selections and a contractor licence and insurance certificate before work begins. Boards meet on a fixed cycle, so missing an agenda costs a month no matter how ready the drawings are.

55+ Communities Have Extra Rules

The large retirement communities typically add restrictions on work hours, contractor access, parking, noise and which days deliveries may arrive. They are enforceable, and the crews we send here are briefed on them before the first morning.

HVHZ Product Approval

Broward is inside the High-Velocity Hurricane Zone. Windows and doors carry a Miami-Dade Notice of Acceptance — and in most communities the association also mandates an approved colour and profile so the elevation stays consistent.

Neither Approval Covers the Other

This is the one worth repeating. An association letter is not a permit, and a permit is not permission from your association. We produce both, and we hand you both.
